A contract has been concluded between the Trustee of the Israelite Community Endowments (the Corporeal Council of the <del>Israelite</del> Community <del>in Baghdad</del>) hereinafter called

First - That the Lessor has leased to the Lessee and the latter has leased from the Lessor after viewing and inspection the shop
located in Baghdad in the Hanoun Kabir district numbered 94/221 to be used as a shop
starting from 1/4 of the year one thousand nine hundred and fifty-five until the end of 3/31 of the year one thousand nine hundred and fifty-six.
For an annual rent of only -/21 Dinars (Twenty-one Dinars annually).
Second - The Lessor received from the Lessee only ten and a half Dinars and as for the remaining amount of ten and a half Dinars.
The Lessee must pay it according to the <del>installments</del> promissory notes written for their amounts and due dates below

Third - If the Lessee delays in paying any (installment) promissory note of the promissory notes written above on its due date
then the entire debt becomes accelerated and due for payment immediately, and the Lessor has the option to terminate this contract and lease the property to others and the Lessee is liable
for the difference in rent if there is a deficit, without the need to give a formal notice to the aforementioned Lessee.
Fourth - The Lessee has the right to occupy the leased property for the duration of the lease and does not have the right to lease it to others without the written consent of
the Lessor. At the end of the lease period, the Lessee is obligated to vacate the leased property to the Lessor free of occupants, and if he delays in doing so
he will be obligated to pay for the period of delay a daily rent of 100 fils per day without the need for a formal notice.
Fifth - The Lessee undertakes to return the leased property to the Lessor at the end of the contract safe from any damage or deficiency and to compensate him for
all deficiencies and damages that occur in the leased property in kind or value.
Sixth - The property tax shall be the responsibility of the Lessor, while the water, electricity, guarding, and cleaning fees are the responsibility of
the Lessee and he is obligated to pay them regularly.
Seventh - The Lessee acknowledges and admits that he has waived the right to request an oath from the Lessor regarding false admission and other
oaths relating to this contract.

First - The Lessor has leased to the Lessee, and the latter has leased from the Lessor after inspection and review, the shop
located in Baghdad in the Hanoun Kabir neighborhood, numbered 94/221, to be used as a shop
from the beginning of 1/4 of the year one thousand nine hundred and fifty-five until the end of 3/31 of the year one thousand nine hundred and fifty-six

I have inspected the mentioned shops as they are ruins intended to be ⟦cl⟧osed with a partition, but I found
that it is possible to repair the three existing shops and build three other adjacent shops and obtain from them
a decent rent, and I have learned that this area will be cut in the future (expropriated by the Municipality)
and based on this, it is likely that the Municipality will not grant a license to build shops, and in this case the Community has the right to claim
compensation, and at that point we build the required partition from bricks.
Summary: I suggest applying for a license to build three shops, and if the Municipality ⟦rejects⟧ it, the license can be used to build
the required brick partition since that also requires a license from the Municipality.

Al-Hilli endowments. Since I do not know whether he filed the lawsuit or not, and whether the mentioned amount was recovered from him or a part of
