The contract was concluded between the trustee of the endowments of: ⟦Rabbi Sassoon Pasha, whose name was referenced by⟧ (The Administrative Committee for Iraqi Jews), hereinafter referred to as the Lessor
and: ⟦Abdul Razzaq Bakr, Abdul Razzaq Al-Kazemi and Insaf⟧ hereinafter referred to as the Lessee, according to the following:-
First - The Lessor has leased to the Lessee, and the latter has leased from the Lessor after viewing and inspection: ⟦The room⟧ located in Baghdad in the ⟦Khan Dalla Al-Kabir⟧ district, numbered ⟦to be used as a warehouse for his goods⟧
from the beginning of: ⟦1 November 1966⟧
to the end of: ⟦30 June 1967 for a period of six months⟧
with a rent amount of only: ⟦one hundred and eighty Dinars annually (and for a period of six months)⟧
Second -- The Lessor has received from the Lessee only: ⟦120 one hundred and twenty Dinars according to receipt number 545941 on 11/11/66⟧ and the remainder of ⟦60 sixty Dinars⟧ shall be paid by the Lessee according to the ⟦promissory notes⟧ whose amounts and maturity dates are written below:-

Third - If the Lessee delays in paying any (installment) or promissory note mentioned above on its due date, the entire debt becomes accelerated and payable immediately, and the Lessor has the option to terminate this contract and lease the property to others, and the Lessee shall be liable for the difference in rent if a deficit occurs, without the need to give a formal notice to the aforementioned Lessee.
Fourth - The Lessee has the right ⟦...⟧ to the leased property during the lease period and may not lease it to others without the written consent of the Lessor. At the end of the lease period, the Lessee is obliged to vacate the property for the Lessor free of occupants, and if he delays in doing so, he shall be obliged to pay for the period of delay a daily rent of ⟦one Dinar⟧ without the need for formal notice.
Fifth - The Lessee undertakes to return the leased property to the Lessor upon the termination of the contract, safe from any damage or defect, and to compensate for all deficiencies and damages occurring in the property in kind or in cash.
Sixth - Property tax shall be the responsibility of the Lessor, while water, electricity, security, and cleaning fees are the responsibility of the Lessee, who is obliged to pay them regularly.
Seventh - The Lessee acknowledges that he has waived the right to request an oath from the Lessor regarding false statements and other oaths related to this contract.

Special Conditions and Annexes to the Lease Agreement
1 - The lessor, the Administrative Committee for Iraqi Jews, has delegated Mr. Abdul Razzaq Bakr and Mr. Abdul Amir al-Kazemi to build
a room on the roof of shops 56 and 54/242 of Daniel Market according to the plan organized by the engineer
Mr. Salim Qahtan and dated 28/8/1967, with authorization to spend on the construction of this room up to
an amount not exceeding three hundred and fifty dinars (350 dinars).
2 - The lessee pledged to provide an advance of three hundred and fifty dinars (350 dinars) for the purpose of constructing
the room discussed in the first item above under the supervision of the lessor, provided that it is deducted in annual installments not exceeding
50% of the rent agreed upon between the two parties at the beginning of each lease year.
3 - The lessees must submit to the lessor all spending documents and supporting receipts, which must be
in the name of the Administrative Committee or in the name of the lessees on behalf of the Administrative Committee to record the final cost in the account.
If the lessees spend more than the agreed-upon amount of three hundred and fifty dinars, this excess
spending on their part shall be considered a donation, and they have no right whatsoever to demand compensation for it in cash or in kind during the term
of the lease or after its termination.
4 - The lessees are responsible for obtaining the building permit and paying any fees or expenses required for that from their own
pocket, and what they spend for this purpose is not included in the cost of constructing the room.
5 - The lessees undertake to obtain a right of passage from the stairs and the corridor belonging to the owner Saleh Qahtan
to reach the constructed room during the term of this contract or the transfer of the lease to others thereafter
by any means and for any reason. Provided that this permission is kept with the Administrative Committee. The violation of this
condition shall be the sole responsibility of the lessees in all respects.
6 - Any delay by the lessees in completing the construction after the specified date, which is the first of Rajab 1387 AH, does not affect
the validity of the lease contract and does not give the lessees the right to deduct any amount from the annual rent. Thus,
the lease becomes limited to the leased property as a roof only.

Mr. President
This morning, I conducted an inspection regarding the petitioner's request to build a room on the roof of
the esteemed Presidency.
The aforementioned individual pledges to build the said room and cover all necessary expenses from his
own pocket and link the endowments to a rental fee as seen fit by the esteemed committee. As for the path
that must be taken to this room, it passes through a corridor between the heirs of Menachem and the properties of Mr. Saleh Qahtan.
He will pass through Mr. Saleh Qahtan's property before that, while the roof and the room intended to be built belong
to the heirs of Menachem.
I recommend that ⟦a mandate⟧ or a technical expert be assigned to inspect the roof of the Presidency to see if there is any objection if
the aforementioned room is built, and at the same time, a section of the ceiling of
the gallery covered with corrugated iron must be raised. The aforementioned individual shall bear all expenses for the room intended to be built,
and its ownership shall belong to Mr. Saleh Qahtan. This is the summary of the inspection carried out regarding
the petitioner's request in his petition.

After greetings: With reference to the oral discussion with the Chairman of the Committee in charge of the endowments
of Souk Daniel, I wish to rent the room intended to be built on the roof of
shops No. 56 and 54 ⟦227⟧ in Souk Daniel, under the following conditions:
1- An amount not exceeding three hundred and fifty Dinars shall be spent on the construction of the room
from the endowment funds, provided that I provide an advance of the mentioned amount in installments
and according to a map you approve, provided that it is deducted in annual installments
where a single installment does not exceed 50% of the annual rent allowance.
2- And provided that I submit to you all expenditure documents which must be
upon direct receipt or in the name of your behalf. Any amount I spend more
than the specified total, which is 350 Dinars (three hundred and fifty Dinars), shall be considered a donation from me
and I have no right to claim it.
3- The annual rent allowance shall be one hundred and thirty Dinars, starting from
1/10/1967.
I hope you will kindly approve and organize a contract accordingly.

Special conditions attached to the lease agreement
That the lessor (the Administrative Committee for Iraqi Jews) agrees
1- The ⟦lessee⟧, Mrs. Abd al-Razzaq, undertakes under ⟦this⟧ (lessor)
to build a room on the roof of the house located at 54 / 247
of Souq Daniel according to the map organized by the engineer Mr. Salim
Khoyan, dated 28 / 8 / 1967, with authorization for her to spend construction amounts
for this room within an amount not exceeding three hundred and fifty (350) dinars.
2- The lessee ⟦shall provide⟧ an advance of three hundred and fifty (350) dinars
under the supervision of the lessor
for the purpose of constructing the room discussed in the first clause above, provided
that it is deducted in annual installments not exceeding 10% of the rent
agreed upon between the two parties, which is paid every rental year.

spends an amount exceeding the advance of three hundred and fifty dinars agreed
upon, then this excess expenditure on her part shall be a donation and she has no right
at all to claim compensation for it in cash or in kind during the lease period
or after its termination.

and what she pays for this expenditure is not included
