4- Water and electricity fees, as well as fees and taxes imposed on the leased property due to its occupation by the tenant, shall be the responsibility of the aforementioned tenant.
5- If the tenant delays in paying any installment at its designated time, the remaining installments shall be considered due and payable immediately, and the lessor has the right to demand them and evict the property.
