We approve the renewal of the lease for your hospital building for the period from 8 / 4 / 953 until 7 / 4 / 954 at the estimated annual
rent amounting to 1000/- one thousand Dinars, provided that the necessary credit is available and that the Presidency of
the Jewish Community (the owner) carries out the necessary renovations and repairs to the building mentioned in our letter above. Please also
deduct an amount of (019 / 347) Dinars from the aforementioned rent for the cost of renovations and repairs
spent on the building at our expense during the past year according to the attached list.
Please conclude the contract and submit it, noting the deduction of the legal property tax from the original rent upon payment after

Presidency is not responsible for any repairs carried out in this regard.

3- The third paragraph of the lease agreement permitted the lessee party to carry out repairs at the lessor's expense,
but this permission is restricted by two conditions: -
A - That the repairs are mandatory for the lessor party according to the mentioned paragraph.
B - That the lessee party notifies the lessor party of the occurrence of those repairs and the refusal of the
lessor party, as evidenced by the phrasing: "and upon his refusal to carry out those repairs after being notified of their occurrence
by the lessee." These two conditions are not met in the repairs mentioned in the list
attached to your letter number 12318 dated 16 / 4 / 1953, as the lessor party is not
responsible for them, as we clarified in the first and second paragraphs of this letter. Furthermore, no written notification
from you regarding them, nor any refusal on our part, has occurred at all.
