We have received regarding the rent of the shop used as the cafe numbered 99/124 bis in Wazna
and its annual rent is 74 dinars per year. We have conducted an inspection of the cafe and noted that it is
a neglected wooden ⟦building⟧ and upon ⟦our inspection⟧ of the property, its current occupant is ⟦Khadr⟧ Mousa Salman and we requested
from him an increase in the rent from 74 dinars to 80 dinars per year, an increase of
eight dinars. He signed the contract and paid the first installment, and after the approval of signing
the contract in the name of its new occupant, we were forced to collect and arrange the contract
urgently to prevent evasion and the loss of public funds.

A contract has been established between the trustee of the endowments (The Administrative Committee for Iraqi Jews), hereinafter referred to
as the lessor, and the person hereinafter referred to as the lessee, regarding the following:
First - The lessor has leased to the lessee, and the latter has leased from the lessor after inspection and viewing
located in Baghdad in the neighborhood of Numbered for use as
from the beginning of the year 1967
to the end of the year 1968
for a rent amount of only
Second - The lessor has received from the lessee only, and as for the remainder amounting to
the lessee must pay it according to the drafted promissory notes, their amounts and maturity dates as follows:

Third - If the lessee delays in paying any (installment) or any of the promissory notes drafted above upon its maturity, the entire debt becomes accelerated

without the need to give a formal notice to the aforementioned lessee.
Fourth - The lessee has a right to the leased property for the duration of the lease and does not have the right to lease it to others without written consent from the lessor. At the conclusion
of the lease term, the lessee is obliged to vacate the property for the lessor free of any occupancy, and if he delays in doing so, he shall be obliged to pay for the period
of delay a daily rent amounting to without the need for formal notice.
Fifth - The lessee undertakes to return the leased property to the lessor at the end of the contract safe from any damage or defect and to compensate him for all shortages and damages
that occur in the leased property, either in kind or in value.
Sixth - The property tax shall be the responsibility of the lessor, while water, electricity, security, and sanitation fees are the responsibility of the lessee, and he is obliged
to pay them regularly.
Seventh - The lessee acknowledges that he has waived the right to demand an oath from the lessor regarding denial of truth and other oaths related to this contract.

as the Lessor, and ⟦...⟧ hereinafter referred to as the Lessee, regarding the following:
First - The Lessor has leased to the Lessee, and the latter has leased from the Lessor after inspection and review,
the ⟦...⟧ located in Baghdad in the ⟦Al-Torah⟧ neighborhood, numbered ⟦...⟧ to be used as a ⟦cafe⟧
starting from ⟦1 April 1966⟧ until the ⟦end of March 1967⟧

without the need to give a formal notice to the aforementioned Lessee.
Fourth - The Lessee has the right to ⟦...⟧ in the leased premises during the lease term and may not lease it to others without written consent from the Lessor. At the end
of the lease term, the Lessee is obliged to vacate the leased premises for the Lessor, free of occupants, and if he delays in doing so, he shall be obliged to pay for the period
